About Us
Occupancy100 is a business entity created by a group of multi-unit property owners in response to the many challenges faced by property managers and leasing agents.
Our apartment properties, located near a military base, have been significantly impacted by the war in Iraq and Afghanistan, which has had an inverse effect on the local renter market. In January 2007, we began struggling with rapidly falling occupancy as the military “surge” overseas resulted in almost 10% of the local population (mostly renters) deploying. Because of this, we took an active role in finding the best and most effective approach to increasing our apartment occupancy.
As many of you may have already realized, traditional means of advertisement are often ineffective–newspapers, phone books, and other print ads are expensive, yet tend to yield poor results and few qualified residents. Needless to say, traditional ads were not going to cut it, so we turned to the obvious answer: The Internet. We created a website, but took note that it was producing no recognizable prospects. This is the case for many apartment community websites–they do not increase apartment occupancy or find potential residents, and because of this many of you have given up on the use of the internet for the acquisition of renter traffic and rental applications.
Over the following 6 months, we worked to achieve a number of key milestones:
- We were able to gain a high profile position for our apartments on most local searches for apartment rentals on the Internet.
- We added a secure, encrypted online rental application and began seeing a strong increase in applicants compared to other sources.
- We began to gain a steady stream of renters before they had even left their current location to relocate to ours.
- We saw a dramatic drop in labor needs for our rental staff.
- The quality of new renters improved.
By August, we were seeing more applicants from our new tool than we were from all other sources combined, and half were signing leases. Recognizing the economic value of these tools, we created Occupancy100.
